Finding the Right Building Lot for Your Home Part (2)

As a last resort, Sharon started driving through neighborhoods they liked, looking for vacant lots. She made a list of those that looked interesting and got the names and addresses of the owners from the county recorder’s office. It wasn’t long before she had a list of eight possibilities.

Three of the lot owners lived out of state, and from their addresses on the tax records, Sharon tracked down their phone numbers. She then contacted them to see if any showed interest in selling.

Five of the lot owners showed no interest in selling, but one of the out-of-state owners did express interest. The couple had purchased the lot a few years earlier with plans to build on it, but a job transfer changed their plans and they simply kept the lot as an investment. However, their son was planning on going to college in the fall, so when Sharon indicated an interest in purchasing their lot, they began to think about selling it in order to have more money for his tuition.

Ron and Sharon offered the couple the appraised value for their lot and agreed to split the cost of a certified appraisal. The sellers accepted the offer and the deal closed three weeks later. A proactive approach such as this often works because many owners don’t think of selling until someone contacts them and starts the wheels spinning.
