The Importance of Contract

important note 300x210 The Importance of ContractBe sure that the contract states specifically that the remodeling contractor is independent and not your employee. Otherwise, you might responsible if a subcontractor or an employee of the contractor is injured on the job.

The contractor should provide their Social Security number for financial reasons. The price of the work specified in the contract should include sales tax, if applicable, and all other incidental charges, including the cost of permits.

Another thing that should be established up front is the starting and completion dates. As I’ve pointed out elsewhere in this book, the best contractors are often booked well in advance, so you’ll need to assume that your job will begin once the others are well in hand.

ut once the job starts, you need to get a reasonably firm date in writing about when it will end. The work will not begin until the rescission date passes, but that is usually only three business days after the contract is signed. If a couple of weeks go by and nothing happens, then you can expect future delays as well.

Things happen, to put it politely. Contractors, like television meteorologists, cannot predict the weather, and if you are digging a foundation for the addition and every day features a torrential downpour, that foundation will be delayed until the weather is dry and the concrete can be poured without washing away. What you want to prevent is the contractor getting started on the next job before he finishes yours.
